LKCO is providing pre-construction management support during the early planning and preconstruction of a 4 building $1 Billion masterplan transforming this part of Dorchester Avenue in Boston.  We have provided all Cost, Schedule, Logistics and Constructability support for the project since it’s inception.

The projects consist of the following:

  • 505 Dot Ave – 500,000sf new Lab/Office building consisting of both R&D and Hybrid Lab space with Retail space at street level.
  • 495 Dot Ave – 300,000sf new Mixed Use building comprising Residential and Commercial Shell-Core with Retail space at street level.
  • 65 Ellery Street – 500,000sf new Lab/Office building consisting of both R&D and Hybrid Lab space with Retail space at street level.
  • 75 Ellery Street – 800,000sf new Lab/Office building consisting of both R&D and Hybrid Lab space with Retail space at street level.
  • Underground Parking – 250,000sf Underground Parking Garage under 65 and 75 Ellery Street.
  • Site/Landscaping – Each building will have significant landscaping and site features including fountains, bike storage and public amenities.

The buildings will be completed in multiple phases and will include significant infrastructure upgrades providing utilities and upgrading existing services including a utility corridor to serve the new buildings.  The site was originally part of the Boston Landfill and has a Brownfield designation which has involved multiple studies on soil disposal and various options related to the site.  Each building has a mixed use function and part of our role in the study involves providing cost feedback to find the optimal mix of commercial, residential and retail to support both the project and community ambitions.   Additionally we are providing schedule analysis for the various schemes and also constructability and logistical support as the project moves through the planning approval process.
