Preconstruction
- 18-month preconstruction process with focus on foundations, facade system, environmental conditions and logistics
- Performed multiple breakouts, alternate and options all tracked separately by work type (music tech, soils, food service, security, tel-data, etc…)
- Conceptual Design included analyses for facade and deep foundation systems as well as a massing study
- Team analyzed cost, schedule, logistics and environmental impact of multiple deep foundation systems before settling on internally braced steel sheets; this saved $2.5 million over original slurry wall design
- Team traveled to Europe with client and architect to view building skin options
